Provide monthly statements – Collect, process and disburse funds
All rents collected during a month will be disbursed once a month, at the beginning of the new month.  A detailed accounting statement will be mailed to the homeowner, which if applicable, will include check payment for net rent.  Homeowners will receive an annual 1099 or 1042 IRS tax form along with an annual income/expense summary to assist in reporting yearly income to the IRS.

Inspection on departures
It is the tenant’s responsibility to clean the unit after departure.  Once the tenant vacates the property, ResortQuest will complete a checkout inspection in order to thoroughly ensure that each property is left meeting our high standards of excellence.

Arrange maintenance and repairs
Should an owner choose to utilize the services of an outside vendor, the vendor must provide proof of insurance and is subject to a reference check.  Our own vendors include lawn services, carpenters, pool services, appliance and A/C repair, carpet cleaners and others.  Many have been with us for years, which aids us in the prompt coordination and completion of any job.  We make every effort to troubleshoot the problem and coordinate emergency repairs efficiently.  In case of emergency repair or replacement, we will make every effort to contact you.  If this is not possible, and a tenant is in place, we will proceed to rectify the situation, always keeping your best interest in mind.

24-hour emergency services
Our phones are directed to an answering service after hours.  Housekeeping and property management personnel remain on-call for emergency situations and respond promptly to owners and tenants.  Our staff is available to assist owners with any emergency, including storm preparation and post-storm maintenance issues.
